Neil J Bland Ltd is a company of Rural Practice Chartered Surveyors and Agricultural Valuers based in Yorkshire but operational throughout the Midlands and the North.

We specialise in providing professional advice and assistance to Farmers, Growers and Landowners across a broad range of disciplines, and have built up a strong reputation for the services that we provide. We are particularly knowledgeable in matters relating to the uplands and hill farming sector.

Tenancy Matters

Professional advice and assistance in relation to negotiations and disputes under the Agricultural Holdings Act 1986 and the Agricultural Tenancies Act 1995, including rent reviews, end of tenancy compensation, the preparation of tenancy agreements and tenders for new farms and land.

Valuations

The provision of formal valuations (Red Book) of agricultural assets such as land, buildings, houses, machinery and livestock for a variety of purposes including taxation, family transfer, matrimonial, stocktaking, sale and purchase.

Government-Funded Grant Schemes

Professional advice and assistance on a variety of grant schemes, including Environmental Stewardship, Countryside Stewardship, Water Quality Capital Grants, Farming Equipment and Technology Fund, grants for hedgerows and drystone walling.

Compensation Claims

Access and compulsory acquisition negotiations with acquiring authorities on behalf of clients in relation to a wide range of schemes such as road, rail and electricity networks, water and gas pipelines.

Basic Payment Scheme

The provision of a full and comprehensive Basic Payment Scheme application, and advice with regards to Cross Compliance rules.

Professional advice and assistance in relation to agricultural and rural planning applications.

Farm and Rural Property Sales

Professional advice and assistance with regards to the sale of farms and land throughout the Midlands and the North. We can arrange property sales by private treaty and tender and are more than happy to undertake private negotiations on behalf of purchasers and vendors alike.

Client Money Protection

Any monies relating to clients are held in a Clients’ bank account. The RICS Client Money Protection Scheme will apply to monies held in Clients’ accounts, as detailed briefly below. This scheme, which includes regulatory reviews, is a free service provided to clients of RICS-regulated firms.
All Client Money is held in a Client Money Account with a bank regulated by the Prudential Regulatory Authority and the Financial Conduct Authority.

History

Neil J Bland Ltd is a small company, founded in 2004 by Neil Bland and his wife Antoinette. The firm initially operated from a converted cowshed at Neil and Antoinette’s farm just outside of the Derbyshire town of Belper. Ruth Woodcock joined in 2012 and shortly after, the company moved to its current premises in Penistone town centre.

Neil was a Member of the Royal Institution of Chartered Surveyors and a Fellow of the Central Association of Agricultural Valuers. He had been in the business of providing advice to rural landowners and tenants for in excess of 35 years. After studying Agriculture at Reading University, Neil joined Bagshaws, a Derbyshire/Staffordshire based firm of auctioneers, valuers and estate agents, where he started his career and then gained membership to the RICS and the CAAV.

In 2004, having gained considerable experience with Bagshaws, and later Preston Auctions Marts and Berrys, Neil set up Neil J Bland. Ruth joined in 2012, having gained RICS Membership and a wealth of experience with Strutt and Parker in Northallerton, then as part of the Land Management team at Yorkshire Water.

Neil J Bland covers a large area, with the main office being based in Penistone. The business has grown via word of mouth and has become highly regarded in the local and wider farming community for the quality, pragmatic service it provides.
